Stucco & Interior Finishes

Built to Protect. Installed to Last.

Stucco is more than just a finish. It’s a critical part of your building’s weather barrier system. When installed correctly, it protects the structure from moisture intrusion, improves durability, and gives your property a clean, cohesive appearance.

At Miko Development, we approach stucco as a system, not just a surface.

Stucco

Common Stucco Issues We Address

  • Cracking and surface deterioration

  • Water intrusion and hidden dry rot

  • Improper flashing at windows, doors, and balconies

  • Delaminated or hollow stucco

  • Stucco installed without proper drainage systems

Repair vs. Replacement
Not all stucco issues require full replacement. We help you determine the most cost-effective solution based on actual site conditions, not assumptions.  When underlying damage or improper installation is present, full removal and replacement is often the safest long-term solution.

Stucco & Code Compliance
Stucco is part of your building’s exterior envelope and must be installed in accordance with current building codes, especially when tied to waterproofing, structural repairs, or balcony systems.

We ensure all work aligns with local jurisdiction requirements and coordinate inspections when permits are required.

Stucco Process

01

Evaluation & Access

We start by assessing existing conditions, including cracking, delamination, water damage, and substrate integrity. If needed, we perform selective demolition to expose underlying framing and confirm the true extent of damage.

02

Moisture Barrier & Flashing

Proper waterproofing is everything. We install a code-compliant weather-resistive barrier (WRB), integrate flashing at all penetrations, and ensure proper drainage with a weep screed system.

This is where most failures happen and where we do things differently.

03

Lath Installation

We install metal lath to provide a secure base for the stucco system. Proper fastening and spacing are critical to prevent cracking and ensure long-term performance.

04

Three-Coat Stucco System

We follow a traditional three-coat system for durability and strength:

  • Scratch Coat – Base layer for adhesion

  • Brown Coat – Builds thickness and levels the surface

  • Finish Coat – Final texture and appearance (sand finish, smooth, or custom)

05

Curing & Quality Control

Each layer is properly cured before moving to the next. Rushing this process leads to cracking.

06

Texture Matching & Final Finish

For repairs, we carefully match existing textures and finishes so patched areas blend seamlessly with the surrounding structure.

07

Paint to Match

After proper curing time, we paint new stucco to match existing.

Drywall

We provide professional drywall finishes and texture matching to suit your project:

  • Level 3 Finish – Ready for heavy texture applications

  • Level 4 Finish – Smooth finish for standard paint and light textures (most common)

  • Level 5 Finish – Ultra-smooth skim coat for high-end spaces and critical lighting

  • Orange Peel

  • Knockdown

  • Sand Finish

We install drywall using proper board spacing, fastening patterns, and screw placement to help prevent cracking and ensure a long-lasting finish. We also install fire-rated assemblies where required for garages and multi-family construction to meet code compliance.
