I have my SB721 report. What's Next?

After an SB-721 or SB326 inspection, most properties fall into one of these categories:

  • Minor repairs recommended

  • Structural deficiencies identified

  • Waterproofing failure leading to damage

  • Further investigation required

This is where many projects stall and where we step in.

Many inspection reports are based on limited visibility of underlying structural components.
As a result:

  • Damage may be more extensive than initially reported

  • Surface-level repairs may not address the root issue

  • Additional access may be required to verify structural conditions

Getting Started with Miko

Initial Assessment

On-site review of existing conditions and prior inspection reports.

If no prior inspection report exists, this will still be first step for balcony repairs.

Proposal

Proposal based on current conditions will be provided as well as a clear construction plan for balcony repairs.

Engineering & Design

Standard details will be submitted for project along with any specific conditions which exist at the property that should be addressed during construction.

Permitting & Compliance

Communication with any code compliance officers and housing departments if property owner is on a timeline for balcony repairs. Once permit is received, construction will be scheduled.

Tenant Noticing

We will provide sample notices to provide to tenants regarding work being completed, access and schedule. Most work will be completed without any access to units, however, some height restrictions may prevent this and access to doors will be required for proper flashing installation.

Construction

After initial demolition, new plywood will be placed as a temporary walking surface for safety. If any additional damage is discovered, we’ll document it with photos and provide a written change order.

The owner will have the opportunity to request a site visit to personally view the damaged areas before approving any additional work. No hidden surprises! All change orders require written approval before proceeding.

Once framing repairs are complete and the balcony is structurally secure, we’ll move forward with flashing and deck waterproofing using the ICC-approved Pli-Dek F System.

Final Inspection + Certification

Once permits from balcony repairs are finaled, we will provide updated photos and report for your records.
